More projects complete

This project was for a complete refurbishment and extension of an existing Scottish building in Tarbert, Argyll. Our proposal saw us open up the whole ground floor into a single open plan space, introducing a new 3m long rooflight and fully refitted the interior with new kitchen floors and all fixtures and fittings. Alongside this a new rear extension allowed for all the ‘support’ spaces to be hidden out of view.

Bargain self build plots for £17,500

Three self build plots have come to market in Dumfries and Galloway. A self build initiative which aims to provide affordable housing for local people is offering low-cost self build plots in the small seaside village of Monreith.

 

Dumfries and Galloway Small Communities Housing Trust (DGSCHT) is selling three plots for self build homes for just £17,500 each. The plots are specifically targeted at local people in need of housing or those are looking to upsize but are unable to afford open market prices and purchasers will need to meet certain criteria based on this.

 

Each of the three plots is fully serviced and is around 100m2 in size, large enough to feature a 1 to 1½ storey three-bedroom detached home, and plot payments can be deferred until later on the build to assist cash flow. Planning permission is in place but designs for the homes will need council approval.

One restriction on the resale of the finished homes is that DGSCHT has the first option of buying back the properties at 77% of the current market value under a Rural Housing Burden (RHB). RHBs provide this special pre-emption right to community landowners for land they have sold for the provision of affordable rural housing – ensuring that the price of property involved remains within reach of the local community in the long term.

Pump House progress at Stobshiel

This is recent exterior photograph of the progress being made refurbishing the existing Stobshiel Pump House into a new contemporary, open plan, three-storey home. We are engaged as architects on this self build project which seeks to bring new life to a derelict water pump house, South of Edinburgh.

CDM regulations changes for 2015

Posted on: 14 November, 2014

 

The proposed changes to the CDM regulations will come into effect in April 2015 and appear as if they will now have much greater effect on smaller projects and domestic scale works. The new regulations are expected to incorporate further comments received during the consultation, however in summary the new regulations are expected to introduce significant changes including:

 

 •   Extending the scope of the regulations to include domestic clients
 •   Removing the role of the CDM coordinator
 •   Introducing a new duty holder – the ‘principal designer’
 •   Appointing of principal designer and principal contractor if two or more contractors are on site
 •   Lowering of the HSE project notification threshold
 •   Increased focus on small projects

 

The CDM coordinator role is currently the client’s key safety adviser. Removal of the role will have a significant impact on project safety governance. Clients with relevant projects will now be responsible for;

 

 •  Notifying the HSE of the project particulars and confirm that you are aware of your duties
 •  Appointing a principal designer and principal contractor
 •  Ensuring duty holders comply with their duties
 •  Providing the pre-construction information
 •  Ensuring that the minimum health and safety standards are maintained on site
 •  Ensuring that the construction phase health and safety plan is drawn up by the principal
    contractor
 •  Ensuring that a health and safety file is produced by the ‘principal designer’.

 

The new regulations will now apply to smaller projects also. Clients can therefore expect generally that the associated costs and resources for small projects will need to increase to meet the additional demands placed on the ‘principal designer’ (or Architect) and ‘principal contractor’.

Planning fees increase on 1st Nov. 2014

Posted on: 28 October, 2014

 

New revised Planning fees will come into force from 1 November 2014 and will be applicable to all Planning Applications made on or after that date.

 

The effect of the increase in Planning fees will be an approximate 5% across the board increase on current application fees and maximum application fees.

 

For example:

 

The application fee for full Planning Permission for residential development will be £401 (currently £382) for each 0.1 hectare of the application site, subject to a maximum of £20,055.

 

The application fee for an extension to an existing house will be £202 (currently £192).

Something a little different for us

We have recently completed an agricultural building, within a sensitive costal location. Here we took the conventional agricultural ‘shed’ and clad it in timbers to match the tones of the surrounding landscape, this was coupled with strategic tree planting and screening to minimise the project impact.

Maximising a tight site to it’s fullest

We have just completed the refurbishment and extension of this building on a very tight site in Helensburgh. The challenge here was an already overdeveloped site and associated privacy issues. This required extensive Planning discussion to permit development of any kind, however with sensitive design and planning we were permitted to create these beautiful spaces for our client. The projects was designed to exploit the minimal garden space, allowing a glass wall to fully open to the garden making both the garden and living space feel bigger, yet still providing privacy on such an over looked site.

Interior taking shape at Haddington

Farm house refurbishment

This is the interior of a farm house refurbishment we have recently completely, part of the works created the new family space you see in the picture. New bi-fold doors were installed to open up to a paved external area and exposed stonework fully repaired and retained for the installation of a new wood burning stove, which supplies additional hot water to the heating system.

Latest progress at East Lothian

Things are progressing well with our project to convert the previously disused Stobshiel Pump House in East Lothian into a modern family home. You can see in the pictures that both interior mezzanines have now been installed, the exposed brickwork cleaned and the timber framing installed ready for spray foam insulation.

 

Through this spacial composition we have created a dynamic, textured, triple height living space which looks up to the roof-lights installed on the ridge of the main volume, the open plan balconies overlooking this space allow the family to communicate throughout the entire dwelling, promoting social family living.

Coach House completion, Helensburgh

We are pleased to announce that our extensive suite of modifications and extension of Cawdor Coach House in Helensburgh has achieved Building Control completion.

 

This project is on one of the tightest sites the practice has worked on, there were range domestic buildings in close proximity to the site, complex plot division and very limited garden space.

 

Our scheme redeveloped the existing building and created new modern family space. To aleviate issues created by the tight site we opened this space to a new rear garden with large glass sliding screens. This was coupled with a roof garden above with sculpted truncated rooflights, to create a multi layed, green, dynamic inside / outside space.

Renewable Heat Incentive launched

Posted on: 9 April, 2014

 

The domestic Renewable Heat Incentive (RHI) has now been launced and is designed, over a seven year period, to reward homeowners who install renewable heat technologies like heat pumps, biomass boilers and solar thermal panels, helping to recover some of the the higher capital cost of initial installation compared to fossil fuel heating systems.

 
Eligible recipients will receive payments in arrears over 7 years at a set rate per unit of renewable heat generated (kilowatt hour or kWh).

Planning for School House refurbishment

We have lodged our proposals with Argyll and Bute Council for Planning Permission for the redevelopment and connection of Ardlamont School House and Ardlamont Teachers Cottage. The proposals outline our development to create one new family home on the Ardlamont peninsula near Millhouse in Argyll.

Grants available to help crofters build

The Croft House Grant Scheme (CHGS) is a scheme to help crofters living in inadequate or substandard accommodation or who don’t have a home on their croft to build new homes or improve existing croft houses. The CHGS replaced the crofters’ building grants and loans scheme (CBGLS) in January 2005.

Our newly completed dwelling on Bute

We have recently updated our project images for a 4-bed dwelling we have recently completed on the Isle of Bute.

 

This project saw all the living space moved to the first floor to exploit the amazing views across Bute. This was achieved through the implementation of a first floor balcony, accessed off the main living area. The project design also utilised large glass screens and rooflights, creating a shaft of light running through the main building, this space contains the main stair and indicated the split between served and servant spaces in the building.

 

Alongside this set of design principles the project utilised a full ground source heating system and was built using a superinsulated, prefabricated, interlocking SIP’s panel system, ensuring a super energy efficient building.

The Renewable Heat Incentive (RHI) for domestic users is set to begin in Spring 2014 with new RHI tariffs being set, according to a recent government announcement.

 

As part of the long-awaited announcement, The Department of Energy & Climate Change has released details of the tariff levels for the Renewable Heat Incentive, which will be available to all homeowners, including self builders.

 

The RHI tariffs have been set at 18.8 pence per kW/h for ground source heat pumps; 7.3p/kWh for air source heat pumps; 12.2p/kWh for biomass boilers; and at least 19.2p/kWh for solar thermal panels.
